A flood risk area development permit is required for any development on a property located in a flood risk area within the City of Saint John. The Flood Risk Area By-law requires that a development cannot reduce the flood water storage capacity unless compensatory flood water storage is provided for on the site or in the vicinity. The volume of compensatory flood water storage must be equivalent to that displaced by the development.
